‘UNIK’ APARTMENTS

센 강과 신축된 비앙쿠르 공원은 시간이 흘러도 변하지 않을 장관을 제공한다. ‘유닉(UNIK)’ 아파트는 모든 세대에 탁 트인 시야와 정원 테라스?발코니를 제공할 뿐만 아니라, 유럽 최초로 ‘감금증후군(Locked-in Syndrome)’ 환자들을 위해 특별히 설계된 시설을 제공하는 요양원을 갖추고 있다.
르포슈 거리의 끝에 있는 대지는 부두 옆 공동개발구역의 입구에 위치하는데, 이런 입지로 인해 센 강과 강 건너의 비앙쿠르 섬, 강둑에 신설된 도시공원이 보이는 탁월한 전망을 자랑한다. 이 프로젝트의 개념은 대지의 중심에서 정원을 바깥쪽으로 개방함으로써, 개발구역 내의 새 공원과 연계하는 것이다. 이는 대다수의 세대에 일조권과 조망권을 부여하면서 경관과의 연계를 만들어냄을 뜻한다.
작업지시서에 따라, 건물의 기초 높이에 시각적 투명성을 도입했다. 이로써 빛과 시선이 더 잘 분배될 뿐만 아니라, 공적 공간과 사적 공간 사이의 전이도 한층 부드러워진다. 마찬가지로 건물은 교차로상의 북쪽 개구부를 따라 길거리에서 후퇴하는 방식으로 대지를 열어주는 효과를 낸다. 작고 내밀한 광장을 열어줌으로써, 도시의 가로를 더욱 넓게 느끼게 되는 것이다. 입면의 구성은 비앙쿠르 공원과 센 강의 시각적 광경에서 영감을 받았으며, 색색으로 구성한 건물 중앙의 모자이크 외장은 주변의 경관을 비춘다. 발코니와 보행로는 백색 콘크리트 모듈로 구성하여, 입체의 수직성을 관통하는 선형의 넓은 개구부들과의 연속적인 느낌을 강화했다. 이와 비슷하게, 울창한 식생도 이 디자인에서 본질적인 부분이다.
공원은 중앙 정원을 통해서만이 아니라 입면을 따라서도 연속되어 옥상 테라스로까지 이어진다. 이러한 흐름은 전체적인 디자인에 강력한 정체성을 부여하며, 이 공간들을 식물과 덤불이 자라날 수 있는 배경으로 변형시킨다. 전체적인 이미지가 배경 속으로 스며들기 때문에, 주민들은‘ 숲 위에 있는 듯함’을 느끼게 된다. 이러한 풍부함과 다양성은 각 세대의 설계 속에 반영된다. 각각의 세대는 다양한 배치를 통해 다양한 세대가 요하는 다양한 생활방식에 응답한다. 이 색다른 프로젝트에서 중요한 또 하나의 요소는 유럽 최초로‘ 감금증후군’ 환자를 위한 요양원을 통합했다는 점이다.

The river Seine and the new Billancourt park provide a permanent spectacle: UNIK emphasises generous views, planted terraces and balconies for every apartment, as well as its participation in the first European residential home offering facilities specifically designed for people living with “Locked-in Syndrome”.
Situated at the end of Avenue Lefaucheux, the plot of land is located at the entrance to the joint development zone by the quay. Thanks to its position, it has exceptional views over the Seine, with the island of Billancourt opposite and the new urban park anchoring the riverbank. The idea of the project is to open the garden, at the heart of the plot, outwards, so that it is linked to the new park within the development zone. This means that the majority of the apartments benefit from both the light and the views, and a link with the landscape is created. In response to instructions, visual transparencies have been built in at the level of the building’s common base. This offers an enhanced distribution of both light and sightlines, softening the transition between public and private spaces. In the same way, the way the building is set back from the street, along with the opening on the north side on rue Traversiere, help to open up the plot: a small private square broadens the urban perception of the street.
The composition of the facades is directly influenced by the visual spectacle of the Billancourt park and the river: in the central part of the building, mosaic cladding reflects the context in its choice of colours, whilst the choice of modules of white concrete for balconies and walkways enhances the sense of continuity with the generous openings that punctuate the vertical volumes.
Similarly, lush and abundant vegetation is an inherent part of the design. The park continues not only through the central garden, but also up the facade and all the way up to the roof terraces. It gives a strong identity to the whole design, transforming these spaces into a background for plants and bushes. The overall image becomes blurred with the background. Residents have their ‘heads in the treetops’. This richness and this diversity is mirrored in the design of the apartments, where a variety of different layouts offer a response to different lifestyles corresponding to the demands of different generations. Another important element of this unusual project is the integration of a residential home the first in Europe - for people living with “Locked-in Syndrome”.
